A short list of project experience over the years.

01Glenmore Park NSW

Highland Views

Master planned community

Highland Views is a long-running master planned residential community at the foot of the Blue Mountains escarpment. It is the kind of project that rewards patience: successive stages released over years, each one carrying infrastructure the next stage depends on, all of it running while homes are being built and sold around the works.

Our involvement covers development management, financial and project reporting, sales and marketing oversight, and coordination of the consultant and civil contractor teams. The development spans 2 rezonings and will deliver over 1,300 dwellings, a retail centre, apartments, parks, all infrastructure, childcare and a school.

02Mulgoa NSW

Mulgoa Sanctuary

Premium residential subdivision — 132 lots

Mulgoa sits in a valley of paddocks and old trees, twenty minutes from Penrith and a world away from it. The brief was to keep that feeling rather than subdivide it out of existence, so the estate is built around large-format homesites, generous setbacks and retained vegetation.

Positioning followed the place. Larger lots, a smaller number of buyers, and a sales strategy that sold the valley rather than the floor plan — which is what supports the price point the feasibility needs.

Bradley Heights

Boutique staged subdivision — 10ha · 91 lots

Bradley Heights is a smaller release that earns its price from geography. The site looks across regenerated bushland to the Blue Mountains, and we recognised early that its character was the asset — so the housing mix, typologies and street pattern were designed with urban designers, architects and builders to capitalise on the outlook rather than average it out.

Three stages of 91 lots plus a medium density parcel, delivering around 152 dwellings. We ran the feasibility and modelling, then managed masterplanning, delivery, sales and marketing and purchaser handover through to registration.

04Greater Macarthur NSW

Mt Gilead

Urban release masterplan & rezoning — 940ha

The Gilead Landowners Group owns the majority of the 940 hectares that make up the proposed South Campbelltown urban release area, on Appin Road within the Greater Macarthur growth corridor. Land of that scale, in multiple ownerships, only moves if the commercial case and the planning case are argued together.

In roles prior to Pinnacle Places, we were appointed lead consultants: providing the economic foundations for the land use plan and design brief, strategic town planning to shape target yields and product mix, and project management of the wider consultant team preparing a highly detailed rezoning proposal.

Key to the stakeholder process was a vision workshop convened with the local council, the Greater Sydney Commission and government agencies — inviting them to contribute at the very outset rather than react at exhibition. The landowners approved the position taken into every one of those rooms.

05North West Sydney

Kellyville Townhouses

Medium density residential — $26m

The site sits close to Norwest Business Park and the confirmed Sydney Metro light rail stations nearby, and the strategy followed from that: position the project as a premium townhouse offering, with the highest quality design aesthetic in the competitive set as well as having the best resident amenity.

Our team was responsible for selecting the design team — architects, engineers and technical consultants — as well as managing their work to lodge a new DA. Given the project involves adding density to an existing approval, we elected to have multiple pre-application meetings to understand council’s objectives for the precinct and how to deliver a marketable product with these in mind.

06Chippendale NSW

Chippendale Student Accommodation

Heritage adaptive reuse — $10m

We were appointed to run pre-purchase due diligence on 18 City Road: town planning advice, a high-level heritage significance review, and a highest-and-best-use options analysis.

We then continued as lead consultant through a complex DA, the site sitting inside a heritage conservation area. We managed all interface with the City of Sydney and secured development approval for a 21-room boarding house by adding one floor and half a basement to the existing building.

07Torquay VIC

Hotel Indigo

Hotel feasibility and development application — 2,900sqm site

Positioned on a high point in the Torquay town centre, the 2,900sqm site offered beach views from more than half the proposed rooms.

Our role started before the project had a site big enough to work. We led engagement with the owners of neighbouring properties to increase the landholding, then prepared a hotel feasibility that Surf Coast Council could support. With the feasibility agreed, we managed the concept design process, Council engagement and lodgement of the development application.

08East Melbourne VIC

Pullman Melbourne on the Park

Hotel refurbishment — 420 keys · $45m

At the edge of Fitzroy Gardens, a short walk from the MCG, sits one of Melbourne’s most recognisable hotels — 420 guestrooms and suites, a presidential suite and executive lounge facilities. Appointed in late 2019, our scope was the complete refurbishment of every guestroom, suite, corridor and the executive lounge.

Then the pandemic. We led budgeting, design, approvals, cost management and construction through it, working to the owner’s priorities as they shifted month to month — and delivered the project below the quantity surveyor’s estimates.

Beyond the rooms, a 1970s building needed its services brought forward: a new domestic hot water system and electrical infrastructure upgrades to futureproof hotel operations, plus new glazing across all elevations and repainting of non-brick façade elements.
