How we work

Across the table, as often as you need us.

01Four standing obligations

We work as our client’s closest partner — taking ownership of their aspirations and financial objectives, leading the development, and acting as the single point of contact for every stakeholder. Four standing obligations come with that role, and we hold all four for the length of the engagement.

01

Client and stakeholder confidence

Projects have to satisfy more than cost and time. Boards, lenders, councils and neighbours all need to see their interests handled. Our first job is making sure the people who matter to your project know it is in good hands — through being available, plainly spoken and consistent.

02

Leading the team

A land or mixed-use project routinely runs fifteen or more consultants and contractors. We chair the meetings, shape execution plans, review outputs and keep everybody working to the same brief — so momentum comes from coordination rather than chasing.

03

Commercial analysis and reporting

We carry the feasibility model, cashflow, cost report, programme and risk register, and report on all of them monthly in a format your board or credit committee can read without translation. Complete transparency, always.

04

Contract and risk management

Pre-qualification, tendering, negotiation and appointment need real market knowledge and thorough documentation. After execution, each contract needs monthly administration, Security of Payment compliant responses and invoice-level evaluation — so cash flow stays under control.

02Three lenses

Before a concept plan is drawn we read the project three ways.

The lenses are not a philosophy exercise — each one produces decisions that show up in the yield, the staging and the budget.

Lens one

Commercial context

We start by tailoring the brief to you — your return hurdle, funding structure, tax position, timeframe and appetite for risk. The same site suits a fund and a family differently, so the brief is written to your position before anything is designed.

Lens two

Placemaking & site context

Topography, drainage, vegetation, heritage and the planning instrument, read together with the streets, walks, edges and open space they make possible. What people see from the porch comes out of what the land already does — and the plan that is nicest to live in is usually the plan that sells fastest.

Lens three

Community impact

Who gains, who is inconvenienced, and what the project owes the existing town. Handled early, this is an approvals asset rather than a risk.

What the lenses produce
  1. 1Land use & yield strategy — defensible to a council and to a credit committee alike.
  2. 2A commercially sound staging strategy — early stages carry efficient infrastructure load while delivering revenue with consideration for the needs of future stages wherever possible.
  3. 3Product mix on real demand — matched to the local market, not the last project’s spreadsheet.
  4. 4A named stakeholder plan — every party, and when they hear from us.
03Scope of services

What we do, and when we do it.

01

Feasibility & financial management

We build and hold the model with you. Land cost, yield, infrastructure, escalation and program are tested with the consultants who own those numbers, then brought back to you for your decision before anything is locked in.

02

Planning & approvals

Approvals move at the speed of relationships. We meet council, agencies and utility authorities early and keep them briefed as the scheme evolves — always presenting a position you have approved first.

03

Design & consultant management

We recommend the team and write the brief against objectives set with you, then hold consultants to it. Design review is commercial as much as technical — every change measured against yield, cost and program.

04

Contract & procurement

We pre-qualify, tender and negotiate on your behalf, and you make the appointment on our recommendation. From there we administer the contracts to defined outcomes, with Security of Payment compliant responses and invoice-level evaluation.

05

Construction & delivery

On site we attend all meetings, push the program, limit the variations, and keep certifiers, authorities and service providers moving in step. You see the same information we do.

06

Sales, marketing & settlement

We set positioning and release strategy with you, manage the agency to it, and track sales against the feasibility. The call on pricing and timing stays yours.

04Types of engagements

Three ways to work with us.

Full appointment

Development management

We hold the whole project, with defined deliverables and a single point of accountability.

Defined scope

Project management

Construction approvals through delivery on a project you already own, with feasibility, marketing and sales already under the client’s management.

Short engagement

Advisory & due diligence

Pre-purchase review, initial project scoping, feasibility, second opinion, project health check or expert input into decision making.
